What utilities are included in rent and what am I responsible for?
At Heritage on the River, we believe luxury living should be as convenient as it is comfortable. Rent includes trash removal service and complimentary surface parking, with one parking space included for one-bedroom residences and two parking spaces included for two-bedroom residences.
Residents are responsible for electricity, billed directly through DTE based on individual usage, as well as renter's insurance. Water service is conveniently billed through a third-party provider and added to your resident ledger each month.
Do you allow pets?
Absolutely. Heritage on the River is a pet-friendly community that warmly welcomes both cats and dogs, with select breed restrictions and a maximum of two pets per apartment home.
A one-time, non-refundable pet fee of $350 per pet is due at move-in, and monthly pet rent is $50 per pet. We understand that pets are family and are proud to offer a community where both you and your four-legged companions can feel at home.
What do I need to do to apply?
We look forward to welcoming you to Heritage on the River. Reserving your new apartment home is simple and convenient through our online application process. Visit the Floor Plans section of our website to select your preferred residence and submit your application.
A $50 application fee is required for each adult applicant, along with a $300 holding fee per household. Upon approval, the holding fee is credited toward your move-in costs.
Do you have any preferred employers?
Yes. Heritage on the River proudly offers a Preferred Employer Program with exclusive move-in incentives for qualifying employees.

What Parking Options Are Available?
Residents enjoy complimentary surface parking, with one space included for one-bedroom homes and two spaces included for two-bedroom homes.
For an elevated level of convenience and added protection from Michigan's changing seasons, underground garage parking is available for lease at $100 per month, subject to availability.
How Can I Tell Which Floor an Available Apartment Home Is Located On?
Our apartment numbering system makes it easy to identify the floor level of each residence.
• 100 Series – First Floor
• 200 Series – Second Floor
• 300 Series – Third Floor
• 400 Series – Fourth Floor
For example, Apartment 101 is located on the first floor, while Apartment 301 is located on the third floor.
Do Apartment Homes Include In-Home Washers and Dryers?
Yes. Every apartment home at Heritage on the River includes a full-size washer and dryer, allowing you to enjoy the convenience and privacy of laundry from the comfort of your own residence.
What Will My Security Deposit Be?
Security deposits for fully approved applicants begin at $500 and may range up to 1.5 times the monthly rent, depending on the results of the application screening process.
